238 More Homes off Gwernaffield Road?

Anwyl Homes consulting on plans for new estate (NOT the Coppy Farm Site)

(August 2020)

The development, comprising of a variety of one, two, three and four bedroom homes – between Gwernaffield Road and Denbigh Road, Mold – would provide 238 homes with 723 bedrooms, built on agricultural fields.

Full details can be found via the following website link:

[There are many documents to download but the one called ‘Planning Statement’ gives an overview of the proposal.]

Historical Background

This location (MOL025) was a ‘Candidate Site’ in the FCC LDP and was marked ‘Amber” – potentially suitable for development (with site constraints to be overcome) – as it ‘complied with the Council’s preferred strategy’. [Whereas the Coppy Farm Candidate Site was marked ‘Red’ as ‘The site does not comply with the Council’s Preferred Strategy due to the position of the settlement in the settlement hierarchy’].

In the FCC’s Assement of Candidate Sites (September 2019) this location WAS ‘considered suitable as an allocation’. [Whereas the Coppy Farm site was NOT ‘considered to be suitable to be allocated or included in the settlement boundary].

From this it can reasonably be assumed that it is more likely to be approved by FCC than the Coppy Farm Estate.
